Owning Property

Characters have the option of owning property, the options are: domus, store & club house. This can be done by spending Storypoints, Role Points, or simply purchasing from another character in-game and transferring ownership.

All types of property come with an in-game monthly expenses, starting at 1,250d / month. Stores & Club Houses typically come with higher monthly expenses, due to NPC wages.

Monthly wages for a property will be deducted from the closest bank. If there are insufficient funds available, other surrounding banks will be attempted.

Players request the location of these special property types, but it must be in/near a major settlement. The staff will work with players to identify a location that is close to the desired location, with price and map availability weighing in. NPC wages and property taxes are included in the building's monthly expenses. Expect properties located in desirable areas to be much more expensive than the minimum price. These property packages may only be requested by premium subscribers.

Property Types

#Domus

A new domus may only be purchased using Story Points. You can purchase an existing domus in-game from another player using in-game currency and the transfer of property service.

A domus is intended to be a character's personal dwelling, not a store, or a bar, club house, art gallery, etc. as is commonly requested.

Requests to modify a domus so that it can serve a purpose other than a private dwelling will be denied.

#Store

A new store (aka shop) may only be purchased using Role Points. You can purchase an existing store in-game from another player using in-game currency and the transfer of property service.

At any time, the owner can choose to have any portion of the building open to the public.
Property Modification Requests can be made by existing property owners for such things as altering rooms, adding NPCs, updating light fixtures, etc.

A standard Store includes:

  • An NPC proprietor
  • 2 rooms - typically the public store front room and a back work/storage/office room
  • 1 Permanent Light Fixture
  • 4 fastened furniture items (including a shop counter and display case)

#Club House

A new club house may only be purchased using Role Points. You can purchase an existing club house in-game from another player using in-game currency and the transfer of property service.

At any time, the owner can choose to have any portion of the building open to the public.
Property Modification Requests can be made by existing property owners for such things as altering rooms, adding NPCs, updating light fixtures, etc.

A standard Club House includes:

  • An NPC door guard
  • 4 rooms - typically an entryway, a main gathering room, and two smaller side rooms
  • 2 Permanent Light Fixtures
  • 8 fastened furniture items

#Property Transfers

Property can be bought/sold in-game directly between players. To do so, you can transfer the title of a property by visiting the transfer of property establishment, managed by Elus.

Read the plaque within the establishment for instructions.

Notes

  • There is a flat fee of 300d for all property transfers.
  • The buyer of the property is subject to a city tax of 10% (citizens) or 15% (foreigners), based on the property's listed value.
  • To sell property, while use sell <property name> to <person> for <amount> <coin type>.
  • To accept a person's sell offer, use accept <person>.
